As we find creative ways to dramatically increase the energy efficiency of our homes, we must also pay close attention to the potential problems that did not exist in poorly insulated and leaky homes. Making a super energy efficient home requires very tight and well-insulated construction. When building this well, careful attention must be paid to moisture issues and indoor air quality. Catastrophic building failures — such as carbon monoxide poisoning, mold, and rot — can occur if sound building science is not practiced.

Sustainably Built takes a holistic approach to the design process that mitigates these issues. As we pursue HERS scores of 60 or better, air infiltration rates become a crucial component. By reducing the air infiltration of our homes, we also reduce the movement of air into the building envelope that used to keep the wall systems dry and high levels of humidity from accumulating. The use of a vapor barrier where appropriate, proper drainage planes, and mechanical ventilation are all essential components of safe high-performance home building.

It is important to take into account the interaction of all new materials and methods used in a building system. When we build a tighter home, we need smaller heating and cooling systems. Proper sizing of these systems not only saves money, but makes the house more comfortable. Through advanced diagnostic equipment, we can test the pressure differences between rooms to ensure the proper functioning of the HVAC system.
